Permit issued to land developer
LA TRINIDAD, Benguet – The municipal government here approved the application for issuance of a development permit to Jael T Cuaresma, Goshen Land Capital Inc. for its Summerfields subdivision project at Pico barangay here after complying with all the necessary requirements prescribed under national and local laws.
Mayor Artemio Galwan signed the development permit of the company after the municipal council passed Resolution No. 73, series of 2009 approving the firm’s development permit application subject to a number of conditions.
Summerfields is a medium density residential subdivision in this capital town which is the first master planned subdivision community in Metro Baguio with a San Francisco architectural theme.
It has a total land area of 4.9 hectares and it shall be one of the few and known subdivisions within Baguio and La Trinidad that offers menities, open spaces and architectural theme comparable to Metro Manila developments. Summerfields has adopted the architectural theme of San Francisco, USA.
The project features wide roads ranging from 6.5 to 10 meters. It has superb and well-designed entrance gate and guardhouse. Its perimeter fence and 24-hour security will assure its residents of a secure and safe environment.
Furthermore, its parks and playgrounds and multi-purpose hall will promote socio-economic activities reminiscent of old Filipino values where neighbors know each other and natural bonds are formed.
The project is situated on a mountain top and has a sweeping view of the entire La Trinidad valley and its famed strawberry fields.
However, the municipal government imposed a condition that the subdivision road as indicated in the subdivision plan submitted shall be donated in favor of the local government as provided for under Presidential Decree (PD) 957.
The project proponent is not exempted from other clearances and permits necessary in case of development of the area from other government line agencies.
The municipal government stated the developer shall be responsible for whatever destruction or damages that may be caused to lives and properties, as a direct result of the project and to shoulder all expenses that shall be incurred in connection with the said damages or destruction.
At the same time, the developer was required to construct the subdivision’s drainage and water outfall system that shall be connected to the nearest major waterway, particularly to the Balili River or the Bayabas creek.
Any violation or non-compliance to the conditions imposed by the municipality shall be a grou8nd for the revocation or withdrawal of the development permit.
The approved development will be submitted to the Housing Land use Regulatory Board (HLURB) for the issuance of a license to sell for the developer. -- Dexter A. See
